SED6400SG). BATH ACCESSORIES: CONTRACTOR to supply the following: Master
Bath - one (1) Kohler Cachet elongated biscuit water closet, two (2) Caxton
undercounter mounted biscuit sinks with (2) two Delta rubbed bronze 8"
spread faucets, one (1) Delta XO rubbed bronze shower valve hand shower,
and body spray, and one (1) Jacuzzi bubble tub with Delta rubbed bronze
venetian deck mount faucet and hand shower. Bath #2 (powder room) has
an antique converted dresser with rattan doors, copper sink and Delta
rubbed bronze faucet. One (1) Kohler Wellworth bisquet water closet, one
(1) Venetian bronze mixing valve in the shower. Bath #3 (guest bath) has
one (1) Caxton under counter mounted bisquet sink with Delta Victorian
bronze 8" spread faucets, and one (1) Delta Victorian bronze shower
set. CONTRACTOR to rubbed bronze towel holders, and toilet paper holders
- one (1) each per bath. CABINETS: CONTRACTOR to supply maple with gunstock
stain cabinets for Kitchen with 41" uppers. Includes pot drawers,
light valance, double wastebasket, tilt out sink front at vegetable sink,
antique glass doors, crown and moldings, four (4) reeded bun feet, and
applied moldings on all finished ends. Master Bath vanity to be maple
with cherry stain with (2) two towers and bridge valance. Guest Bath to
be maple with custom glazed finish. Each side of the great room fireplace
has natural hickory book shelve units with storage bases. CARPET: All
carpet to be top quality. Entire bonus room and stairs accessing the bonus
room to receive carpeting. 90 oz. padding to be used underneath. Carpet
allowance is $20.00/yard, which includes installation, padding, and tax.
CEILINGS: provide 1" x 8" T&G "V" grooved stained
and varnished at all post and beam ceilings and exterior porch room. CONCRETE:
All concrete is 3000 psi placed with pump or crane as required, to include
new slabs and pads. Tie beams and columns and poured daylight basement
walls to be 3000 psi. Driveway is broomed finished concrete. DOORS: Interior
swing doors to be 8'-0", rustic alter solid core, factory finished
with gunstock stain. Closets will have bi-fold doors. Mahogany front entry
door and (2) two mahogany service doors. DRYWALL: All interior walls to
receive 5/8" drywall. Dura rock board has been used in all bath areas.
Finish shall be smooth texture. ELECTRIC WIRING: Provide (1) one new 400
Amp. Service panel with breakers. Supply and install standard outlets,
Decora switches, junction boxes, phone outlets, cable TV outlets. Install
track lights and smoke detectors as per plan and Building Department code.
All telephone and T.V. wiring is brought to a smart box located in the
laundry room. ENGINEERING: Provide approved vapor barrier over clean,
well-compacted, termite treated fill. FIREPLACES: Provide masonry vent
fireplaces with wireless remote connected to propane gas. Tennessee stacked
field stone and Carolina river stone blended from hearth to ceiling. GARAGE
DOORS: Install (1) one 10'0" x 8'9" and two (2) 9'-0" x
8'-9" steel insulated garage doors with gear drive operators and
remote openers. Doors have faux barn style hardware. GRANITE: Provide
granite countertops in Kitchen and all Bathrooms, full triple bull nose
edge at island and og edge elsewhere. Sinks to be under mount with polished
edge. HANDRAILS: (1) one set of wrought iron pickets with hickory handrails
at staircase. HARDWARE FINISH: Provide all new Emtek oil rubbed bronze
door lever handles and locks. Keylock and deadbolt on all exterior metal
doors and keylock on door from garage to house. All locks to be keyed
alike. INSULATION: R-17 SIP insulation on exterior walls, R-38 SIP insulation
in ceilings at Post and Beam area, remaining areas have Batt insulation.
LUMBER-SHELL: Provide all lumber required for formwork, roofing, framing
and furring. MARBLE: 18" x 18" "A" grade Porcelain
saturnia look marble floors at Master Bath on floors and full height at
shower walls with slate ceiling and shower pan. MASONRY: Extensive stacked
Tennessee and Carolina river stone blend at chimneys, rear elevation and
front elevation. MIRRORS: Master Bath to have framed mirrors, the width
of the vanity backs. All remaining baths have framed mirrors. PAINTING:
Provide all necessary materials, equipment, and supervision to complete
all interior and exterior painting. Exterior to receive 100% acrylic masonry
paint over sealer paint, and interior to receive (1) one coat of flat
latex on walls over primer, all millwork to gunstock stain and clear varnish.
Interior doors have a factory furniture finish. All post and beam lumber
to be stained and receive (3) three coats of satin varnish. PLUMBING:
Provide CPVC water lines and all PVC sewer lines. Include underground
sewer line to community water and grinder pump to town sewer lateral.
CONTRACTOR to supply the following fixtures: Kitchen - one (1) Oil rubbed
bronze copper hand hammered Mexican farm style double bowl sink with Delta
pullout faucet, one (1) oil rubbed bronze copper hand hammered Mexican
vegetable under mounted sink with Delta rubbed bronze faucet; and Laundry
- one (1) double commercial grade laundry tub with polished chrome faucet.
Provide three (3) exterior hose bibbs. Provide one (1) quick recovery
glass-lined water heater. POST AND BEAM: Provide post and beam system
manufactured by Mill Creek Post & Beam Company. ROOFING: Roof to be
sheathed using 5/8" CDX plywood. Tin tag one ply of 30# base sheet.
Install 26 gauge copper drip edge, valley metal, and wall flashings as
required by building codes. Lifetime timberline Grand Manor architectural
shingles. Copper gutters and downspouts. SHELVING: Extensive custom California
style closet shelving at all closets. SIDING: CONTRACTOR to provide Fiber-
cement horizontal lap siding. STAIRCASE: CONTRACTOR to provide hickory
staircase with hickory risers to first landing, 3" x 3" square
red oak newel posts, and hickory handrails. Balusters are wrought iron.
TILE: Provide ceramic tile at secondary bathrooms, full length on walls
in showers. WINDOWS: Include Jeld -Wen heavy wood and vinyl clad windows
with thermal insulated glass and French doors. All working windows with
screens. WOOD FLOORING: Hickory hard wood flooring through-out the main
floor finished in place with a gunstock stain. We propose hereby to furnish
material and labor, complete in accordance with the above specifications,
for the sum of: Plans drawn by Mill Creek Post & Beam Company. 3800
sq.ft. Main floor, + 1000 sq. ft. of finished bonus room above the Garage.
